A 14,865 m² (160,000 sf) shopping and dining destination is taking shape in the Dallas Design District, where Adolfson & Peterson Construction is transforming the former Oak Lawn Design Plaza into The Seam.
Commissioned by Asana Partners, the multi-million-dollar redevelopment will modernize the 3.6 ha (9-acre) site with facade upgrades featuring metal panels and exterior insulation and finish systems (EIFS). Designed by Morris Adjmi Architects, with GFF Design as architect of record, the project began in March 2025 and is expected to wrap within 12 months.
“Our planning and design approach was centered on enhancing connectivity throughout the site and within the neighborhood’s context,” says Morris Adjmi, founder and principal of Morris Adjmi Architects. “We reconfigured the plaza’s overall layout to open up the site and significantly improve the pedestrian experience.”
Adolfson & Peterson’s scope includes metal panel and EIFS cladding, structural steel upgrades, and new roofing systems, along with mechanical, electrical, and plumbing improvements. The revitalized layout removes obstructive portions of the original structure to open visual connections to Slocum Street. Exterior upgrades will be complemented by new lighting, modern hardscape and landscape elements, upgraded sidewalks, and nearly 50 tenant spaces for retail, wellness, and dining.
