M2 on Neil, Champaign, Ill.,

The $40 million M2 on Neil in Champaign, Ill., is a mixed-use building featuring three restaurants, a bank, retail shops, office space and 50 upscale condominiums. The condominiums include both one- and two- bedroom units, and are available to rent or to own. Designed by Indianapolis-based Ratio Architects and completed in 2009, the nine-story building is the largest ever for downtown Champaign.

The 200,000-square-foot facility includes 19,559 square feet of 22-gauge Concept Series CS-210E wall panels in a smooth Slate Grey Flourofinish coating from CENTRIA, Moon Township, Pa. The complex also features 4,617 square feet of CENTRIA’s 22-gauge IW Series IW-10 wall panels in a smooth Chromium Gray II Flourofinish coating. The CENTRIA panels were chosen to give the building a sleek aesthetic without sacrificing building performance, budget or the historical nature of existing downtown Champaign structures. Both products are Cradle to Cradle certified.

In addition to the architectural metal panels, the Class A building consists of brick and limestone, and was designed and built to revitalize the downtown area. A major goal of this project was to draw more business owners and residents downtown, returning the area to the center of city life. The building also features a 600-space parking garage that serves not only the building residents and users, but also the city of Champaign. FA Wilhelm, Indianapolis, served as the general contractor, and G&L Associates Inc., Des Plaines, Ill., was the dealer/installer.
