Construction has begun on Sweetbird North, an eight-story mixed-use office and retail development designed by Snohetta [1]in Miami’s Design District. The approximately 120,000-sf project will contain office space and roughly 22,500-sf of ground-floor retail.
The project’s exterior will have a custom-engineered veil of coiled stainless-steel mesh wrapped around a concrete structure. Suspended from a structural frame, the mesh will enclose exposed concrete bays and cantilevered terraces that vary in length and geometry between floors, says Snohetta.
The facade system is designed to act as a sunshade, guardrail, and hurricane-resistant exterior screen. Impact glazing, reinforced concrete, and protective screening have been integrated to address Miami’s hurricane requirements, while the mesh is intended to reduce solar gain and associated cooling demands.
At street level, metal-clad columns and extended canopies will frame glazed retail spaces across the first two floors, says Snohetta. The project will mostly be composed of stainless steel, champagne-toned metals, exposed concrete, and landscaping.
A completion timeline has not been released yet.
