Dealership completed on time and on budget

& Turf opened its newest John Deere dealership in Mount Vernon, Iowa, on time and on budget last year, despite the worst weather on record in modern Iowa history.

According to Belle Plaine, Iowa-based Garling Construction Inc. Project Manager Troy Pins, the on-time opening early last fall was in spite of an early freeze, the coldest winter on record with wind chills down to -30 F (-34 C), rain throughout the spring, and a flood wiping out many of the subcontractors’ headquarters and damaging equipment.

Real estate developer and owners’ representative Chris Mottinger worked closely with Garling, Green Valley Ag & Turf and John Deere. While the building was supposed to be a metal building from the beginning, experience led them to choose Columbus, Miss.-based Ceco Building Systems and their own design team for the project.

The building is a single unit, made of six buildings combined into one. “It was quite complex with different roof angles and ceiling heights, all built into one structure,” Pins said. “We worked from five or six ‘starter plans’ submitted by John Deere, with our design team modifying those to our local needs, then obtaining John Deere approval.”

Ceco also supplied 24-gauge CXP standing-seam roof panels with a Galvalume finish and upper wall panels, 26- gauge MSP wall panel in a Kynar Snow White finish. The lower wall panels are Houston-based MBCI’s 7.2 panel in Tundra, installed horizontally. All exterior walls feature Ceco’s 26-gauge MIP liner panel. The roof insulation system is the Energy Saver System from GBP Silvercote, Greenville, S.C.

Massive doors presented a challenge for the project. One door in the service area had to be 42 feet (13 m) wide, which required a change in the structural system to accommodate it. In the wash bay, plans required two 32-foot- (10-m-) wide doors. The approximately 39,000-square-foot (3,623-m2) building consists of a shop area for large farm equipment; shop area for lawn and garden equipment; small parts storage; and a retail sales area for John Deere products.

Brost Architects and Planners Ltd., Hiawatha, Iowa, was the architect; DCL Consultants, Cedar Rapids, Iowa, was the structural engineer; and MMS Consultants Inc., Iowa City, Iowa, was the civil engineer.
