Park Station Condominiums is a $27 million transit-oriented development in South San Francisco, Calif. Located immediately adjacent to a Bay Area Rapid Transit Station, the four-story, 99-unit infill condominium project includes structured parking for 600 vehicles, fitness facilities, a recreation room with kitchen and media lounge, while being only a short walk from local shops, restaurants and open space.
“City officials wanted something special and distinctive for this dominant site, something that didn’t look residential. That’s the reason they went with the standing-seam metal roof from Custom-Bilt Metals,” said Mark Ebner, principal at Lafayette, Calif.-based Arbor Building Group, the general contractor. “They wanted a material that would need virtually no maintenance, which helps to minimize future owners’ monthly maintenance charges, plus something that dressed up the area and gave the project a little more of a higher profile.”
Chino, Calif.-based Custom-Bilt Metals supplied approximately 180 squares (1,672 m2) of 0.024-gauge Titan Standing Seam CS-100 Zincalume substrate panels painted with KYNAR ULTRA-cool in Bronze. The ULTRA-cool coating is made by Pittsburgh-based PPG Industries and features Philadelphia-based Arkema Inc.’s Kynar 500 reflective pigmentation technology to deliver highly efficient cooling performance.
The roof’s Bronze color was integral to the color scheme for the whole project, which involved the city planning department that wanted a stately, elegant and timeless project. In neighboring cities, some of their buildings look too much “of their time,” Ebner said. “You can tell what everyone was doing and when. With the metal roofing on our project, it’s a distinctive, high-quality product that is timeless.”
The project began in May 2007 and was completed in November 2008. MVE & Partners Architects, Oakland, Calif., was the architect; Summer- Hill Homes, Palo Alto, Calif., was the developer; and Lefco Inc., Sunnyvale, Calif., was the installer.
