In recent years, downtown Madison, Wis., has undergone a renaissance, making it a popular arts and residential community. This renaissance prompted owner McShane Construction Corp., Rosemont, Ill., to challenge architect Kenton Peters and Associates, Madison, to design a multistory residential building with an aesthetic style that would reflect the stylish lifestyles of the building’s residents. The resulting Marina Condominiums, built by Stevens Construction Corp., Madison, are a striking addition to the skyline and winner of the Metal Construction Association’s 2007 President’s Award for Overall Excellence (see page 58 for more information about the awards).
The $17 million building opened in fall 2005 and features 58 residential units on 14 floors over three levels of heated underground parking. The building is clad with more than 80,000 square feet (7,432 m2) of 7/8-inch (22-mm) corrugated 0.040 aluminum from Alcoa Architectural Products, Eastman, Ga. The panels have a Bright Silver Metallic finish with a Kynar 500 coating. The panels are placed horizontally to add a unique texture to the façade, giving it a more human scale.
“Alcoa’s corrugated aluminum material was selected by the architect to achieve the aesthetic look the owners wanted for the building,” said Chad Patoka, project manager for Architectural Products of Wausau Ltd., in Wausau, Wis. The company was the panel installer. “Since he specified that Alcoa’s corrugated aluminum panels may be run on the horizontal, we were able to order many of the panels to length. The aluminum allowed us to make cuts and notches where necessary in the field without concern about rusting.”
Flashing was used to denote the different floors, while visually downscaling the size of the building. The corrugated panels were installed in a rainscreen system on 6-inch (152-mm) to 8-inch (203-mm) steel studs covered by dens glass and a waterproof membrane. A system of 1/2-inch (13-mm) plastic spacers set 48-inches (1,219-mm) on-center across the façade creates a 1/2-inch air space between the aluminum panels and waterproof membrane, allowing water to run down the face of the building and diffuse out when it reaches the flashing on each floor. The building’s supporting foundations, columns, floors and roof are constructed of incombustible reinforced concrete.
The first two floors of the Marina Condominiums features two homes each while floors 3-5 have five homes per floor and floors 6-14 have four residences per floor. Each residence occupies a corner of the building, providing panoramic views of three different exposures, unobstructed daylight and fresh air. Residences also come with 9-foot (3-m) ceilings, energy-efficient windows and large circular terraces. Residences range in price from $350,000 to over $2 million.
Marina Condominiums have a prime lakefront location, overlooking Lake Monona. The nearby bike path and Law Park offers residents a chance for exercise and recreation. Additionally, the arts and entertainment of Capitol Square and State Street are steps away, allowing residents to enjoy festivals, farmers’ markets, outdoor music, art fairs, convention center events and some of Madison’s finest restaurants.
